Our Services

We provide mortgage advice and arrangement services, including:

  • Bridging loans

We offer whole of market mortgage advice, meaning we can recommend mortgages from the whole of the market. We do not limit ourselves to a single lender or a restricted panel.

How We Work

When you contact us, we will gather information about your circumstances, needs, and objectives. We will then research the market to find suitable mortgage options and provide you with a personalised recommendation.

Before making any recommendation, we will explain:

  • Why the recommended mortgage is suitable for your needs
  • The total cost of the mortgage including all fees
  • Any risks you should be aware of
  • Alternative options available to you

Our Fees

We charge a fee for our mortgage advice services. Our standard fee is payable on completion of your mortgage. The exact fee will be confirmed in writing before we proceed with your application.

In addition to our fee, we may receive commission from the lender when your mortgage completes. We will always disclose the amount of commission we receive.

There are no upfront fees for our initial consultation and advice.

Your Responsibilities

To enable us to provide the best advice, you agree to:

  • Provide accurate and complete information about your circumstances
  • Inform us promptly of any changes to your situation
  • Provide documentation as requested in a timely manner
  • Read and understand all documents before signing
  • Ask questions if anything is unclear

Important Information

Your home may be repossessed if you do not keep up repayments on your mortgage.

A mortgage is a loan secured against your property. If you fail to make payments, the lender has the right to repossess your property to recover the debt.

Buy-to-let mortgages are not usually regulated by the FCA. However, we will still provide professional advice and service for these products.

We are committed to providing excellent service. However, if you are unhappy with our service, please let us know. We have a formal complaints procedure and will investigate any concerns thoroughly.

If you are not satisfied with our response, you may be able to refer your complaint to the Financial Ombudsman Service (FOS) within six months of our final response. The FOS provides a free, independent dispute resolution service.

Compensation

We are covered by the Financial Services Compensation Scheme (FSCS). If we are unable to meet our obligations, you may be entitled to compensation from the scheme. This depends on the type of business and the circumstances of the claim.

For mortgage advice, the FSCS covers up to £85,000 per eligible person, per firm.
